Building a new home can be a daunting task but it’s so much easier if you have someone who knows what to do, working alongside of you through the process.

FEASIBILITYAfter you have made your initial inquiry, we will give you a call back within 48 hours. We would like to know what you are hoping to achieve with your plans. and during our phone conversation, will assess your property for you by using the information freely available in the public domain, and our industry experience, and then offer you some suggestions of what we believe you could do. We don’t charge for this assessment time on the phone. If your project looks possible, and you would like us to work with you, we can meet you at your property and spend some time getting to know you and finding out more about your plans. At this meeting, we will give you a better understanding of your possible costs and ask you if you would like to get your project started.

CONCEPTS & ESTIMATIONIf you decide to proceed, we will need to some architectural plans to work from. We can either work with yours, if you have already had some drawn up, or we can get these drawn by our architects. If we have these done, there is likely a cost of approx $3000- $4000. The plans will be yours (unless you have used one of our standard plan designs) should you decide not to proceed further. We will order a property file from the council of your land, and using the records on these files, draw up your section and design your new home on it. With these plans, we can provide you with a much closer estimate of what your real building costs will be.
When we have completed this concept stage you will own a concept plan-complete with a render, a site plan, floor plan and elevations, we can provide you with a full written estimate of costs which will clearly show you what you will be getting for that price. |
CONTRACTWe like to treat our clients the way we would like to be treated so our contracts are very simple and clear. We believe that they are much more fair to all parties involved compared to many of the well known contracts being used in the market today. For us to proceed further, we will need to enter into a formal building contract with you so we can finish all that we have started together and get you into your new home as quickly as possible.

DESIGN & CONSENTSOnce we have a contract together, we will co-ordinate all the relevant specialists and trades and get started on your project. E.g. Surveyor, CCTV, Drainage Engineers, Geo-tech Engineer, and the Architect to name a few of the main ones... This can take about 1-3 mths depending on the specialists we will need for your project. The time lines are very subject to your site and what needs to be completed for your consenting process.
At the end of this stage we should have an approved building consent to allow us to start construction on your project. |
BUILDOnce we have received your approved building consent back from the council and all the fees for the council have been paid, we can get started on the construction part of your project. The time to get through the first 4 stages will should be somewhere between 2 - 3 4 months from the date we signed the contract with you.
Before we get building we will have another get together with you to finalize your build price in line with any changes made by council and / or you during the consenting process. When we have finished building, we will have another meeting, this time it will be onsite, to go over everything that we have done, to make sure we have completed the project according to our building contract together. When your project is finished, and you are happy with all that we have done for you, we will ask you for a couple of things... Firstly, that you would right a reference about your experience with us, good or bad! And second, that you would refer us to at least one person. For this, and any subsequent referral, we would like to give you a thank you gift of $500 once they have signed up to build with us.
